KETERANGAN JAWATAN KOSONG

1) To supervise day-to-day office administration.

2) To attend to calls at all times.

3) To attend to any major incidents eg break-ins, fire, flood, blackout etc.

4) To take preventive action against any minor defect detected that might lead to

major building defects, leakages of common pipes and ducting, malfunction of

M&E services and cause inconvenience to the residents.

5) To supervise works of the Site Admin staff to ensure the duties are performed in a professional manner and in according with the approved standard and procedures.

6) To delegate daily duties to the Technician / Handyman and to monitor so as to

ensure that all works are carried out satisfactory

7) To supervise the daily performance of the service providers such as cleaners,

gardeners, swimming pool cleaners, security guards etc to ensure the work is

carried out in accordance to the duties as set in the agreement.

8) Keep record of all lift, gen set, fire extinguisher and insurance policy and license to ensure its validity.

9) To ensure service all providers services are in accordance to terms and conditions in the agreements and service reports are to be submitted to Management Office for record purposes.

10) Ensure timely billing of invoices and monitor the service charge collection.

11) To respond promptly to all written and verbal complaints by the residents, the Joint Management Committee or the Management Council.

12) To investigate on site the cause of the defects and make further arrangement to rectify the cause of the defects accordingly to the conditions set in the Strata Titles Acts and House Rules.

13) To plan, schedule and implement trouble shooting exercise and to come up with proposals for the improvements to the existing building/estate in terms of safety, cleanliness and environmental

14) To evaluate the application for renovation works submitted by the residents. Ensure strict compliance of building by laws for the renovation by the fit-out contractors.

15) To enforce on daily basis that the water pumps, water level at tanks (including fire water tank), lifts (breakdown, buttons, car fans, indicators, guardhouse control panel etc.), fire fighting system (alarm panel), auto-gate, water filtration system, sewerage system, swimming pool pumps, CCTV etc. are in good working conditions.

16) Ensure that all common areas are kept in good working order.

17) Ensure that electrical/telecom/water risers are secured with locks. Only firefighting riser should not be secure. If secured, key must be made available.

18) Check weekly to ensure that all Common Area Lighting (car park, staircases, emergency lights, exit lights etc) timers, lift motor rooms equipment (exhaust fan, lighting, timers etc.), telecommunication system, MATV etc are functioning.

19) Check weekly all common area doors, flooring, ceilings and other common area and note down for any defects.

20) Follow-up to ensure that work is rectified by the technician/handyman if it is within their capabilities. To source for quotation from contractors if they are not competent to rectify the problem.
